  will be required for the successful bid on each property
• The balance will be due at closing within 45 days of the auction.
• seller reserves the right to reject any bid except those above a posted minimum
• seller will furnish warranty deed with documentary stamps attached, and title insurance policy
• buyer will be responsible for recording fees, attorney's closing fee, and any charges related to obtaining his financing
